Do you have a specific model for the electrical heat pump you used?

They cut operations staff down to bare-bones, cancelled over 1,000 listings with no notice, and moved entirely to a revenue-share model (which is why they eliminated those 1,000 listings, as they were non-revenue share). 

STR during peak and MTR during offseason is probably a good way to maximize your rent.But I'm just adding my two cents on MTR when its the sole renting model that some people have.

I like the investment model and the platform is nice and clean and seems like they offer very nice properties.

Decide in an area of expertise and where you have an unfair advantage. 

You are just starting out. you want to invest out of state, not locally.You want to skirt/evade the law.You want to engage in a rent model that requires a hands on referee at all times, remotely.You want a rent model that has strangers living with each other, raping/murdering/stealing from/harassing each other, without any ability to intervene.  

May you find creative ways to finance this model a few more times while you are young!

Maybe if rates drop a bit and the market improves they can either try to refi again to pay us back or original investment or try selling later down the line. totally regret doing real estate at all - this is out of my expertise and I’m paying the price
