Postcards work great for me, but I also have a solid design and message that has been crafted over the years.

And just to give you a choice, I use Joe Craft, www.joecraftcpa.com, along with many of my investor partners.

You'll get much better response from BP crowd if they see the topic and you'll have better info to craft your call script or lead (input) sheet.

Think I'll go for a long walk, try out Marlow's burger, walk the embarcadero (nice and quiet mid day) then come back home, take in a jacuzzi, hand craft a latte, and surf the web.

The house was built in the late 1800's and has nice hardwood floors, 10ft ceilings, and a lot of original craft work.

Maybe I don't have to go as far as enrolling in a class; but, why not endeavor to really educate myself in my craft, beyond what is on clearance at one of the big box stores for the quick flip.Any of your gals/guys have done so?

This house (3 bed/3 bath townhouse) is about 5 houses down from me, and I'm thinking it would be a good investment from a proximity perspective, but would like some outsider opinions on the numbers:Price: $212,000Repairs: $0 (I know the owners, and they are meticulous, and they replaced carpet, paint, and appliances prior to listing)Rents for: $1800/month (based on comps in our neighborhood)PITI: $1465/month (Principal and Interest = $910, Insurance = $45, Assoc Dues = $250, Taxes = $200, PMI = $60)I can only afford to put $30K down on this house, hence the PMI. 

My first thoughts were as follows - 1) to do a 10k a month letter/postcard campaign to targeted data sets that I craft personally using buying criteria (geographic location, equity %, price range, etc.) that I supply personally.
