I was able to fill each space with photographers, hair salon, insurance agent, recording studio, background check company, cpa, medical massage and a 3000 sq ft floor to a non-profit dance studio.I often bring the group together for happy hours on my dime, networking meetings etc.

They also likely understand you supposedly cannot ask them WHAT health concern.You can, of course, ask for the name of the  medical provider they have seen that has diagnosed this "health concern".If you don't wish to go this route you can explain to the tenant you have addressed this issue with professionals but if they wish to break their lease you will place the unit on the market and once it is re-rented they no longer owe rent.

my partner got the call last week and they said her ex-husband hit a kid with his car and they want money for the medical bills because they couldn't go to the cops because they were wanted criminals so they'll take the money or shoot.

I was referring to a monthly charge to allow pets. have to be careful though if they claim it is a comfort or medical pet, most states wont allow you to charge more for a pet in that case.
