I have yet to see much loosening of underwriting for loans.  

That being said the lending laws are loosening.

So the money is starting to loosen up a bit in some places.

The return of affordability products will offset this for awhile - interest only payments make it much easier to afford a house - but eventually they will not be enough unless standards are loosened further.  

I've diversified my marketing.Banks loosened up on lending the past several years so I have been doing more buy-and-holds.Lately, my sources of funding have been hitting a limit and I am considering partnering.I know out-of-town investors have come back and wholesalers have been going like gangbusters the past year or two.Investing is opportunistic and it helps to be able to change gears  and even directions.

Lending has loosened up recently but I don't think it is anywhere near where it was back in 2006-2008, so my hope is that people are better positioned in their homes to ride out the downturn rather than be upside down on their mortgages and just walk away.  

This is your first one so it'll get the longest hold, as you do more they will loosen up.
