After 25 years of co-living have now graduated to one side of a duplex.

The reason to have comparables is if you are representing someone or perhaps purchasing a house for yourself to live in.

We have a development coming up for approval with the county adding over 100 units bordering our small town and you can bet everyone that lives in our town is upset about it. in the end though, the planning commissions in our area tend to follow the letter of the law so to speak, so if there is nothing in ordinance barring it, they will approve, generally.

Are you looking to live in one unit and rent the others? 

In my experience, a large percentage of them are fully functional adults that refuse to take personal responsibility for their lives, which is why they are receiving free rent from taxpayers instead of working for a living.

The best market is likely a "Good" cash flow market that you have some ties to, in some way shape or form, or one that is a reasonable drive from where you live, if practical/possible. 

I live here and I haven't seen more FSBO but I'm seeing a lot more wholesaling activity.  

Kyle  My father-in-law did this by creating a portfolio that is primarily debt-free single-family rentals in the city he lives in.

However, it's a deal in a different state and during the Facetime showing, I could tell the tenants were gross and makes me think they don't care about taking care of the place or their living conditions.

I also suspect inflation will drive continued migration to lower cost of living / lower tax states.
