In my county, there is a 60 day, or 12 month waiting period (depending on the type of levy) before you can do anything to the property.During this time, what is to keep the previous owner from further destroying the house and wiping out your investment?

In the Smokies where my properties are, there are four different types of taxes levied that total approximately 12.75%.  

@Levi FancherI am not aware of any "easy ways" of finding seller financed multifamily deals but I believe one of the best ways of finding them is searching out off-market properties that have been owned for 10-15+ years.
