With your primary residence, things can be pretty straight forward in terms of splitting mortgage interest, real estate taxes etc. on your returns.If you go into a rental property, there are a lot of considerations to think about.

If you were renting to an only a couple as a long term tenant and they beat each other up (domestic violence) your liability is minimal.  

I think this will be the short term realization, and anyone that did not wait on the sidelines and jumped in with the intention of a short-term re-fi might have to tap out. 

Knowingly buying into the red just because of financing terms is a very unhealthy way to invest.

Some lenders offer creative solutions, like a cross-collateralized loan, where they use your existing equity as security without refinancing the duplex.Another idea is partnering with private lenders or exploring a second-position mortgage, depending on your lender's terms.

Seller Financing / Sub-To: Take over payments or negotiate terms with sellers to minimize upfront costs.  

I'm not a fan of selling a property that is performing in order to solve a short term problem.
