Your biggest issue is that $50k may not let you get a nice house and have any reserves.

That will be an issue if you change it to try and make it contingent on financing.

After that, if issue is addressed but ground floor tenants keep complaining - remind them that common noises are expected when living in an apartment. 

Some people love that as the initial numbers look good, but probably over the long term they get tired of the common issues landlords face.It's not that hard typically to find a move in ready property, or even to find one that needs minor repairs, where you can capture the equity yourself vs the person selling it to you. 

The timing does suck because this issue came out of nowhere at the end of their lease.

I've sent so many follow-ups, and the issues remain.

In fact, Chase and several other banks have been slapped with fines for their misconduct relating directly to those issues.

The inspection showed more issues than we expected but the seller wasn't willing to negotiate so we cancelled in the due diligence period.

Since the trust is a disregarded entity, the benefit is bypassing  probate, not tax issues or liability concerns.
