@Andrew Jessup It's extremely common for the family trust to initially own the real property and then to transfer ownership into an LLC for additional liability protection, with the LLC owned by the family trust.

We charge one month rent and one month security deposit before move in (make sure payments have cleared before turning over keys)  One month security is max allowable by Delaware Landlord Tenant code.If they have a pet you can charge a pet deposit (again, by state code, DE you can charge up to 1 month rent)If separately metered utilities, make sure they've transferred them into their name by providing account numbers and also a copy of their renter insurance before move in.Good luck!

If they aren't able to reduce your taxes then they don't get paid.I assume they are selective about which appeals they will take on since there is no benefit to them or the homeowner to not be able to win an appeal, but I have no knowledge of their internal business logic.

I do have a handful of clients that have ended up using multiple CPAs just due to who their partners were on different deals, and even in those cases they almost always end up consolidating to a single CPA - taxes are enough of a headache without dealing with 3 different professionals who each only have a slice of the whole picture.If you are going to regularly be investing across the country, it doesn't hurt to work with a firm that has State and Local Tax (often referred to as "SALT") internal resources, though typically this does come from larger firms with larger fees.

I closed anyways as it was a purchase but if was a refinance I would of cancelled and used another lender, the appraisal you can typically transfer FYI.

In case anyone else is wondering about this, it's my understanding after doing a ton of research (but not having talked to a professional) that bonus depreciation only applies to properties in the US (not international properties).
