I recommend AirDNA subscription for picking and evaluating both markets and individual properties, a little pricy, but if you are taking the investing seriously and with a long-time horizon, definitely worth it in my opinion

@Bill HaleyHad a meeting this past week with some individuals who raise some serious $ and discussing what works and does not work in an offering and one of the things these people were saying is real estate offerings using crypto and blockchain / tokenization is not attracting many HNW individuals.

In other words, if one property requires a major repair, reserves from other properties can help cover the expense, reducing the need for each individual property to have a fully stocked reserve at all times.

If 4 on 1 and nowhere to go you took the first person and did the worst thing to them possible so that the others individually would think twice about trying to attack you.I am not advocating or saying to do any of that at all.

In those cases, if the HOA assessment is a direct result of the insured loss, it can kick in a specified amount towards the individual HOA members portion of the assessment.  

I have a few friends in the area that have moved houses and none of them would recommend the individual or company hired.

If a cash out refinance, many lenders will allow the cash out to satisfy the reserves requirement.DSCR lenders generally let you vest either individually or as an LLC.

Any thoughts if an individual property can negative cash flow to provide capital as long as the portfolio is still positive?
