There are certainly some things to learn along the way, but you'll figure it out as you go just like we all do.There are plenty of folks here that would be happy to help for free - including me.

However I have done them in multiple States including Pennsylvania and South Carolina, and what I can say is that it is a tool in your tool belt. when you come across a deal that makes sense to make this type of offer you can do it. the laws in your state make it difficult for you to do these types of deals I suggest either don't do them or pick a virtual market in which you can do these types of deals.

My target market is South Florida, including Miami-Dade County, Broward County, Palm Beach County, and possibly Collier and Lee Counties.

I'm on a mission to get everyone to think Wrap Mortgage (or AITD All Includive Trust Deed) over straight Sub-To. 

Local or out of state work if the deal is right. in fact, consider including the numbers for a property manager anyway.
