If some major issue comes up like a fire, medical emergency, or some other incident at the property i would let my childhood friend take over the damage control by giving him some limited level power of attorney.Im not sure if there are certain limitations I can put on my friends power of attorney but as mentioned before it’s something iv considered doing.

Also, capturing all water damaged areas, (subfloor, joists, studs, etc) related to the incident(s) will also factor in your costs.Once you get all of that, then you can see if the proposed work will meet expectations and is within your financial comfort zone.

We just had a problem tenant give us a 15 day notice near the end of last month, did not pay their August rent and did not move out until the 13th of August.While we like to think we are Hard Butts', we evaluate each incident based on whether we think the tenant will move out when they say they will.
