I know "cafe" is French for coffee and may sound uppity to some people, but where I come from in Oklahoma, a cafe is just a small, humble restaurant.

Lived the college lifestyle in my mid 30's was a humbling experience with 2-4 roommates.  

There are reasons for this humble target that I won’t go into now.

In my humble opinion, DST is what you do when you either want to 1031 into a passive vehicle and get out of active management (whether you use a property manager or not) or when you have excess money and you want to diversify.

Too much debt and not enough debt is neither advisable in my humble opinion.

@Jay Hinrichs you mention being too impatient to deal with banks, but I think your strategy back then was more genius than you give it credit with that humble statement.

In my not humble opinion, wholesaling for most people is a huge waste of time and energy.
