One of the biggest mistakes newer investors make is over-rehabbing houses and spending too much money on these low ARV homes.

It costs the same thing to fix a hot water heater or remodel a bathroom on a $200K house as a $100K house.   

@Shane Regnier I've flipped a bunch of houses in Ocala but have yet to dabble in the rental market. 

Major brands like Ritz Carlton and Waldorf Astoria are currently developing property there, where they have traditionally developed in Miami, Fort Laud, and Palm Beach. 

That violates fair housing rules.

That allows the timing of the renting much easier as you can move into the new house, then rent the other, then refi the bridge loan into a perm loan. 

We want her to live with us so she's more active and social, but our current house isn't suitable.
