LTR falls under landlord/tenant law in FL and all I am aware of there is if there is no AC or Heat availability at certain thresholds then the landlord needs to abate rent or provide alternative suitable housing. 

At that point have the heat restored.

Currently, the house has window units, only 2 of which have heat.

Also, I bought this in the heat of the crazy market, so cash was the only way not to drive the price to $300K+ once other offers started coming in.

@Scott TrenchI’m in Texas and the housing market has heated up the last couple months since rates dropped a bit.

The tenant will be responsible for their own heat and electricity.

When I contacted support they told me the postoffice machines that are used heat and sometimes smudges occur.

The HVAC (heat pump and furnace) are both very old and will likely won't last through the upcoming summer.
