You clearly have never own rental properties in NYS, sir.Every tenant gets a pro bono attorney for landlord/tenant matters, and there are TONS of these young law school grads working for United Tenants or other such orgs that are more than willing to make a case out of nothing, throwing it on the legal wall and see if any of it sticks.But, I digress...Here's an angle no one has yet taken on this one.

Hello everyone, I am recently graduated from ASU.

Samewith the eviction moratorium during the school year for householdswith students, educators or school employees.Also,the city law that limits late rent fees to $10 ought to berevisited.

I am extremely interested in all things real estate but do not know how I want to pursue it after I graduate this year.

In fact, I didn't play in high school.

I’m ok with not cared for yards and bad school districts.

Many competing offers will come from buyers with cash offers or 30%+ down payments.Properties that are most appealing to multi-family homebuyers on Long Island are those:- With newer finishes/recent renovations- 3+ bedrooms in 1 or more of the units- located in desirable school districtsTo make the numbers work and to find a deal where you may have more room for negotiation, I'd target:- Properties with 30 days on market (DOM).

My Class A home (nice suburb with great schools) is doing well but I bought it in 2013 and it has doubled in value from 2013 to 2021. 

I guess nothing fully prepares you but life experience and the school of hard knocks!
