We are dividing it into 3 acre tracts and keeping the house and 3 acres for a rental.

This week Im trying to get this project back on tract, starting with getting the building plans approved.

I'd like to buy larger tracts but not sure who makes these loans being a little new to the game. 

Did you talk to tract builders?

It is a small tract of vacant, heavily wooded property.  

It seems that the owner shouldn’t have to have a reason if the co tract says the co tract can be terminated with 30 days notice from either left since it’s month to month correct?

@Andrew Postell My understanding is that the income limits waivers in low income census tracts was killed by Freddie this summer.
