according to the CA franchise tax board, if you make a phone call to your property manager or send an email while sitting in california, you are doing business in the state and have to pay the $800. we all know it doesn't make sense but this is CA.

I use a phone book, but if I didn't know anyone I'd be asking lenders and Realtors who were doing commercial appraisals, don't ask who is best, tha's not professional, ask who does them and the first ones mentioned will probably be the best.If you sell the land to someone who puts a Hardy's franchise there, the price has to meet there project and business model.

@Joel Owens Based on the OP question regarding the cap rate on a vacant property, I am assuming he is interested in franchising a McDonalds and opening it in the vacant lot.If my assumption is correct, then there is a lot more to it, than finding a location and opening a McDonald's.
