However, I do think if you can hold out for 1-3 years you might see rates drop a bit and insurance drop a bit, and I feel pretty confident we'll start seeing 3%+ organic rent growth per year in the next 2-4 years again.

Yes you can buy 2 properties as long as the combined price is the same as the net sale price of the one sold @Dave Foster is the expert and I use him for all my 1031 transaction.

Also, we all have about the same rates - so pick someone you like and you have confidence in.If you have a lender with substantially lower rates than everyone else, you are paying for that rate in the form of origination fees and discount points.
