I contacted a CPA who told me that foreign investors have a 40% tax on the inheritance.Also the CPA told me that in order to not pay so much taxes in case I die is better to open a company overseas.

So todays folks that do it do it mainly on line .. and many foreigners will pay 2 to 5k to won a piece of the US not knowing what they bought was basically worthless.. many cattle ranchers just use this land like its there own..

An example of a defence that may work might be a foreign landlord who was unable to provide the documentation that the Section 8 authorities require (e.g SSN perhaps) before they can pay rent to that landlord.

Some foreigners even (mistakenly) view notaries as lawyers.I can’t speak for other states’ notarization requirements, but here we take the thumb, a requirement for most real property transactions, and always suggested in any case.

That entity being invested in would have the necessary state footprint.When using an IRA LLC to directly engage in what a state would construe a business activity such as direct ownership of an income producing property, then yes, the LLC would need to either be domiciled in that state or registered as a foreign entity to do business in the state.
