However, IMHO since no one yet knows what the new 'normal' will be, or how much the Chinese virus will affect travel and vacations, it is indeed a quandary.However, it seems to me that there will be a LOT of vacancies in general for retail shops, due to many going belly up from the lockdown.

This virus will not last forever and 2. people will continue to need a place to live(rental).With that said, what I've been doing with properties that I am picking up during the pandemic, is running my numbers much tighter(increasing vacancy, repairs and cap ex expense in my analysis) and factoring in 12 months of fixed property expense into my offers.

@Curtis HallenbeckKeep in mind that in order to take a distribution or loan under the CARES Act you must have been impacted by the virus in one of the enumerated ways & your current account provider must allow you to take a CARES Act distribution or loan.
