They started nitpicking cabinets new wall paint, even the fireplace bricks saying it’s all old and needs to be replaced if they’re to rent it.

Also, downstairs is heated via gas fireplace and the central air is controlled in the upper unit.

The home is ~2500 sq. ft, 4 bedrooms, 3 full baths, 11 total rooms including living room with wood burning fireplace, dining room, large den with gas fireplace, large master bedroom with walk in closet, master bath features quality fixtures, large double vanity cabinet with granite countertops, jacuzzi tub with tile shower stall. 2nd bath also features quality vanity with built in tub and tile shower. 3rd bath has standard shower stall and standard wall mounted sink.

@Natalie Kolodij I do believe there is a form under the Fireplace that shows what will all disqualify a property from FHA financing. 

I remember having a brick fireplace painted and they painted it bright red, very odd looking, our normal spec was grey but we didn't do a full scope as it was just a minor rehab, paint and carpet.
