There may be some dividends,  but not a ton and in the US have their own pretty favorable tax rate now.  

It makes bank financing look more and more favorable.

I can't tell you how many properties have units easily convertible from 1 bedroom to 2 bedroom units, units with favorable dimensional standards which can boost rents with no photos to showcase these attributes, assessment square footage that is not correct,  upgrades not identified in the marketing materials etc.

I’ve received some very favorable estimates in cost and timeline for the plans I had created. 

The time constraint really is not that bad once you have everything in motion.
