I've routinely seen people purchase and rehab all in for under 50K and get rents of 800+ per month.On the opposite end of the spectrum are clean houses in the far north east that you could purchase and rehab for under 130K, and usually expect a rent rate around 1200-1300 per month just as an example.

After doing this for a while and creating a routine you should have a pretty solid idea of what you want your adult life to look like then start looking for jobs that will start you down that path.If that path requires school then great do that, but don't assume that you're going to just going to be able to do this without schooling because you can't just walk into a laboratory and call yourself a chemist.

Our class D units routinely pass inspection, because we know what the inspector is looking for (grounded outlets, no chipped or peeling paint anywhere, etc.)But a voucher is for a single unit.
