For retail investors I would be more worried about what the sponsor does vs who they are raising from - when I see a fund start branching out and doing something not in their strike zone whether it’s crypto, oil and gas, MF, debt and mobile home parks etc that to me is a red flag - especially if they are also spending their time traveling the Public Relations circuit selling mentorship’s vs managing assets.One last thing to add, I know iof someone who had one investor for 25 million.

I executed a contract with a seller on Sep 28 with a closing date of Oct 17.

Its always good to plan ahead and review your scenario to make sure you are ready to execute your next deal when you come across one rather than just wing in it and find out you are stuck between a rock and a hard place. 

You need some nice starting capital to invest in Denver and then even if you have that you need to be able to source projects that make sense on paper and in execution. 

This enables me to collect points and travel for free.

I don't have a partner and the most important thing the program was able to give me was the assurance I had picked a good market, lender, teams and execute my business with an already tested system/processes.

A travel nurse or relo'ing resident, student/intern can't rent from you if your calendar has a night or two locked up in the middle of their desired stay.
