Bankrate wont do it best rate is always check local Credit Union, they are always the one that usually having crazy offering...chck your local newspaper, no nationwide lender can beat them.I only go to DSCR route when I exceed my DTI (which I already hit) lol

I agree that you'd want to take advantage of the Sec. 121 exclusion if you're able as that can be of great benefit to you to offset some of that gain.

Dedicate one checking account and credit card exclusively to real estate.

On inspection I found newspapers and stuff stacked over my head; an overpowering but vaguely familiar odor; and a thick grey dust on everything.

I know this doesn't meet the full 2 of 5 years living in there as primary as the tenants have had a 4 year lease but what if any exclusions are applicable here.
