As many have mentioned, Memphis is an excellent market to target for investing and your boots on the ground team will make all the difference. 

We build our models in excel and try not to over complicate them (even though ours is pretty complex).

Btw, right now I'm still using a self-built Excel spreadsheet that works just fine for me.

We pay for this software already and were considering using them instead of tracking on excel sheets.

I watched Dave Meyer's Market Intelligence Workshop on Demystifying Deal Analysis and found it very informative but I cannot find the TRI deep dive Excel spreadsheet.

I’ve used pref equity with excellent results.
