Hey @April Birdsong, You can use the Ring or a stand alone camera.I don't use a Ring but I have a stand alone, solar powered camera pointing at the main entrance.

If you're looking at Akron, definitely look at Detroit as well.In my opinion (and I'm very biased here with 12-doors in Detroit), there's better growth potential in Detroit.

I wouldn’t be surprised if it’s  a marketing gimmick to get potential borrowers through the door through  weirdly worded non recourse language that is effectively recourse or by offering such terrible leverage borrowers would rather have the recourse and competitive terms. 

A home next door to mine is on market for $399,000 very similar to mine, just bigger. 3/1 renovated about 1300sqft.

I should have left at that - I listened to too many people to acquire more doors and it will "cash flow".

Your automation metrics will depend on your scale.It's one thing trying to automate for around 10 doors vs 700 doors.

Print off some contact cards, and literally walk door to door. yes, literally knock, introduce yourself, not selling anything, actually looking for some help.

Find out how much you want to cash flow per door, whether you will self-manage or use a property manager, etc.
