Does anyone know how to download your contact list, including emails, from Facebook?

If the tenant is sitting there downloading TV shows, music, etc and you're the one paying the bill, you're the one who ends up with your name on the summons when the court comes calling.I'd call the local internet provider and ask what the options are.

You can also download whole neighborhoods from the county assessor website. 

Seems like I could just search Google for 2 hours and easily find a land trust document that I can download, fill in, and boom, done. 

Click on Contracts and in column 13 look for Assignment of Contract and/or Assignment Agreement and then download..

To name few features, you can connect your bank & credit card account(s) to QBO to automatically download the transactions daily, set up rules for any recurring charges, setup recurring transactions (ie invoices to tenants), sent out reminder (individual or batch), accept online payments (cc & bank) which can be tenant or landlord initiated, track multiple income sources (ie. flip, rental, wholesale), track individual properties, charge tenants for reimbursable expenses, track 1099 contractors (and e-file tax forms), and create a budget.
