A good agent would have gone through this and picked up the HOA discrepancy, double checked it with the title company, the Association or their CAM and advised you accordingly.

@Kristen Ray the town has records of all permits pulled for a property and the land card reflects changes in layout or footprint. so adding a bathroom for example, would result in a discrepancy if not permitted and could result in issues when you sell. they can make you tear the work apart

The discrepancy comes either from a crappy experience, or realization that yes, purchasing cheaply is STILL better than just cash flow positive on retail priced asset.I've often wondered if I'm just straddling and noncommittal when I run TK numbers.
