It might be time to have a firm conversation with the tenant, letting them know that going forward, rent needs to be paid in full on the due date as stated in the lease.

I would like to be able to occupy the property for 1 week every 4-6 months, which they agree to (with enough notice on dates) as they have to travel for work at times and could easily vacate during these periods.Has anyone written this sort of agreement into a lease?

Just have your contractor rent a dumpster and pay for the cost to trash it and dump it and count it against their depositTwo - holdover tenant, which is when they stay past their lease end date.
