Repaint (make it a shade of grey), get rid of any carpeting, put down luxury vinyl laminate flooring. 

Oleanders along the fence the fence is an asset.And add some shade trees.I can’t see if the units have yards in the back but you could put up courtyards in the front for each unit with fencing of you choice it’ll add a lot of curb appeal and safety and privacy.

It is overlooking the lake (71x71), so I am thinking that roller shades would be great.

That information might help during darker moments during this period when you inevitably doubt that you can be great at this.

I ask because I've only used free online resources like the Trulia.com Crime Heatmap, which previously had green to yellow to orange to red to indicate progressively increased crime, but is now just progressively darker shades of blue (likely due to the historical association with "redlining").
