When investing with them you get almost no tax benefits and usually get crappy management. 

That said, I am thinking about Wake Forest, Garner, Apex as frontrunners based on the fact that they are closer to RTP and have generally good schools.

I definitely get most of my information here + my software email updates usually keep me pretty well informed.

Renting it out while strategically leveraging the equity could be the best path forward.As @Jaycee Greene said, DSCR looks at your credit rather than DTI.

I also hold a couple of real estate forums in the area for people like yourselves to connect with service providers, GC's, etc. 

I have a couple insurance brokers that may be able to help.

Usually b/c if the deal is so amazing, the money is rarely the issue, and b/c those people that do have the money thus get to cherry pick for the 1 in 10 or 1 in 15 that is the MOST amazing of "amazing deals." 

There are a lot of pieces that go into the deals and giving someone a percentage of profit will start to become less of a value than what it was at the beginning.
