When looking for "deals" in regard to real estate there are countless ways to analysis and pick apart a deal.Aside from the obvious ones such as the BiggerPockets tools, what other tools do you use for analyzing potential deals or an area that you're looking into?

Countless times I have heard a sob story and as I look around their home, I see liqueur bottles and packs of cigarettes.

There are countless ways you can make or lose money on a property (not overpaying for contractors, shopping for insurance, using LED bulbs, keeping up with maintenance issues before they turn into big repairs, getting quality tenants etc)I could go on and on but you get the point.Anyway, feel free to message me about any of the above. 

I've heard COUNTLESS stories exactly like the ones you shared with your test - most of the major players treat the PM work like it doesn't even matter - no returned calls, late to appts, etc.
