I would suggest you also consider North Beach (yes, it's a neighborhood within the City of Miami Beach, but deserves it's own consideration for several reasons) and Edgewater (blocks from Midtown).

Also I made a considerable amount of updates to the houses (it’s two houses on one lot kinda property).

My houses don't sell for less but there is considerably less drama in the transaction.
