Most lenders that I work with give Wholesale Rates (vs retail rates when you go directly to a lender). 

In many markets section 8 is higher than market rate. and investors need that extra return to mitigate the risk of sec 8 tenants generally speaking.

There are some great suggestions here on down payment, interest rate, servicing, and underwriting the borrower.  

@Steven Catudalthe 'no cash flow on a BRRRR' is typically just because you are boosting the ARV and then taking out the maximum amount you can on the refinance, often using a DSCR loan with a higher rate. 

We cap the rate for utilities and actually added about 10% above our normal average this past year due to rising utility costs in our area for gas and propane.

I'm constantly juggling the rates for my Airbnb listings based on what my competitors are charging. 

.#4 Closing costs look super high, but they may be quoting you some kind of rate by down.#5...Hopefully your vacancy isn't 8-10%, but always tough to tell.
