For some reason we human love to try fighting nature, thinking we can "tame" it, despite failing a whole lot at it. 

So like I am not going to run out and buy a bunch of lots in Lehigh acres or coral gables FLA which is saturated with new builds and un finished new builds were the  FOMO got going big time and builders have failed to execute and left investors high and dry.

Different buyer pools homeowner vs investors and the returns are definitely in the 4 units or in value adding the 2s. 

And DC is a haven for young highly educated would-be first time home buyers.

One of the challenges of beginning wholesalers is they do not have a buyer's list.

The buyer agency will outline the commission but I always ask the sellers to pay my buyer agent commission.

Wholesaling can be profitable but it sure has a steeper learning curve and requires a strong network of buyers which takes time to build.
