I haven't had anyone burn me yet and some folks even ask to pay 100% up-front to get it out of the way.If I may, one thing I'm curious about though that you all might do is credit cards.

Also, the second lender will see you just bought the property weeks ago and ask why the value has went up 20% instantly.

Then they fell behind instantly and got denied the 2nd time for RAFT since their $7k was used up and then finally we were able to get them out.

Even if manage to find a crazy deal with instant equity to cover your down payment (unlikely) still need reserves to safely repair and manage it. 

The architect and I have been thinking the exact same thing, with all the people looking to build/ live in this area we could sell just about anything under 500k instantly.

These three myths are exactly why people get burned.

We can generally make the numbers work down to about $100k less land value, and lower if we're looking at a portfolio of 6 or more properties.There's a big difference between plugging some numbers into an online calculator that generates a report instantly based on statistics and a forensic detailed cost segregation study.
