I own and manage mostly class B and B+ single family homes and condos, but I have heard that evictions have ticked up in class C, that’s one of the problems with chasing cash flow is getting into class C and dealing with a tenants that are not as well qualified and higher risk of default to begin with.

Regarding asset classes, there is almost no barrier to entry on cost since most land flippers do their first deal and make like $4,000 which makes it an option for some to start.

Names Christian, I’ve, been doing real estate investing for bout a year now, worked on my first property which wasn’t the best ideal situation, but it was an amazing learning experienced that I wouldn’t trade, made a lot of mistakes that after all the classes and events i have attended i am learning where i went wrong, and really in need of a coach to help guide me in the right direction, i do have a game plan in place and the goal i want to reach just need to be helped its a path.

I’d love to see their REIT financials to compare against the other public REITs that have a 721 program.Their fee is way less than 721's commercial Jon and they are the only 721 with SF as asset class, other 721's are CRE based as you may already now.Having said that, their NAV would be better than 721's commercials..... in theory ;-) the annual fee is also 1% less than CRE.Do you have their Q4 statement?

So you're not really comparing apples to apples here.Also, most likely the syndication/crowdfunding deal you are comparing to is a completely different real-estate asset class than single family (i.e. probably multi-family,office, self storage,mobile home parks or something else).
