The owner/agent tells me this is because all tenants send only lot rent and there is no need for management except for the occasional drive through done by the owner. 

Hi Michaela,I do occasionally comment on residential threads but not all the time.I have heard so many stories over the years from unhappy residential landlords.

I hear Loopnet is where deals go to die, although I occasionally do see some possibly viable deals on there.

Three layers of pee-stained carpet, 2-3 layers of subfloor, frozen pipes, ruined social life later, was down to the crawlspace and foundation and learned that yes, people did occasionally build a house on a row of fieldstones and mortared brick that was set just right on top of the dirt.  

Occasional flip houses, and a lot of construction on current long and short-term holdings.I generally use Buildium software for the property management but I don't keep up with the books nor have the time to reconcile at months end.

Very tough but with lot's of digging you might find the occasional gem.

If you look for more singles and doubles and occasionally are able to hit a home run, then, in my opinion, you will win a lot more games (have more success with investing).

I do the occasional flat-fee MLS listing for him (not turnkey though), and I have not seen any of his completed renovations, so I cannot speak to the quality of the work being done.
