Also for countertops we use formica (remember it is a rental property), but you need to use a dark color, if a tenant burns it it is not so noticeable, you can either charge them for the repair, and if it blends in you don't have to change it.

I was trying to figure out a way to make the kitchen blend with it a bit so it doesn't seem like you're walking into a fun house with the walls closing in on you as you walk in, but without getting rid of the wall between the kitchen and the triangular room I just can't figure it out.Thanks so much for your input!

My understanding is that you can BLEND IRA and non-IRA funds like that as long as the SDIRA gets paid back its fair share of the profits AND those funds are returned or added back to the SDIRA.
