I've been through swipe tests before (LMHA used to make us do them) and as long as you prep the house properly (don't let the tenants do it) you will be fine.My main beef with the whole thing is that the current laws and awareness campaigns are working just fine.

Just my opinion RR Ralph-Great point, yes, rent loss is a big one in my book, but this is going to happen I think this is more of an external factor or by-product of rentals, you cannot always control the renewal, it is super important to try to secure a renewal and mitigate this loss as best possible and as often as possible.

What I gather from all of these negative posts is that it seems that Jay and Todd (most notably) have a personal beef with Oceanpointe and Morris Invest and are using this a platform to launch personal attacks and spend an inordinate amount of time googling dirt on them.

having owned a few hundred homes with Section 8 folks in that market and in Jackson MS  you do need to beef up your reserves and maintenance you have to have a yearly hud inspection and its rare that its not 700 to 1500 each year to bring the home in hud compliance..

But when your dealing with investors and Banks and you want to do deals privacy kind of goes out the window to be successful at what we do we need to have Transparency in what we do not convoluted asset protection vehicles that are all put in place to only our benefits.Then you get into estate planning and these are ligit methods of asset protection and tax planning for our heirs.. the by product of good estate planning is Asset protection.

We can drop our rents to half and not miss a steak dinner (we cheat and raise our own beef) but seriously, if you buy hood homes and make them nice as can be, usually requires you to do your own work to accomplish this. for the price. some are the nicest on the bock, I think I can maintain occupancy during the next credit crisis.

many landlords on this site own one two rentals and are just starting and that situation would bury them. ergo the hard nosed approach and i get it .. you have to look out for your financial house first.Me these are just by products of deals i did..
