Sounds like you have a plan to consult with some brokers and expose it to the open market. 

So, you have your choices of closed ended or open ended structures. 

It's like opening a coffee shop and only targeting 30-40 year old males working in HR =) That is, unless you're opening that coffee shop next to a giant HR company where most employees are 30-40 year old males.

But I am open to ideas.I see this environment as quite challenging to find a deal that will cash flow reasonably well in my area due to HCOL and interest rates (even as somebody with some resources). 

Landlords can enter a tenant's property for a variety of reasons, including: Making repairs or replacements Responding to a tenant's request Removing unauthorized window coverings Preventing waste of utilities Changing filters, testing, or replacing smoke detector batteries Inspections Helping with an emergency inside the unit Posting a notice of eviction"Research your state laws because some of your comments indicate a lack of understanding of the landlord/tenant laws where you are operating (like threatening the tenants to keep the security deposit if they don't respond to you, I doubt that is actually a valid reason to keep their deposit, or evicting for late payments, or charging the tenants for your warranty repairs because you missed your 11 month inspection window which was your responsibility, and it looks like your lease says you can charge up to 18% interest for unpaid fees, is that actually legal?).

In addition to my surrounding area of Bridgeport, I am also open to looking in New Haven County, Middlesex, and Hartford as well as an out of state market (Detroit, MI). 

I was talking to an investor who bought a multifamily in San Antonio recently, and the rent growth here has been eye-opening.

Keep an eye on those delinquency rates and ensure that the property manager is proactive in rent collection.Maintaining open lines of communication with property managers is also part of the process.
