This place is in Inglewood CA where prices are going up like 8-10% per year, so it will (almost) definitely appreciate considerably over that time (Rams/Chargers stadium being built, Clippers moving in, new entertainment developments, overall gentrification etc.

You can usually run a few lamps, alarm clocks, phone chargers, etc no problem, but if the tenant wants to (say) use a hair dryer in the bedroom, they might end up popping a breaker.One disadvantage to a window unit, especially if it's on the first floor in a less-than-great neighborhood, is that it's relatively easy for the bad guys to push it into the house from the outside, and then climb in through the resulting hole.

The only issue with the solar for the power source for the heat pump is that when the heat pumps are needed the amount of sunlight is reduced, short days of winter and night time, it is essential to have a good battery back up to help with the demand.

Then some PM charge a service fee every time they send someone to service the property or if they go to inspect the property - in other words, you might get nickel-dime'd with all kinds of other fees, that could easily raise the "PM fee" to 12%+ (we once got charged $45 service fee + $9 per battery to change the smoke detectors batteries at make-ready).Regardless, you need to factor in at least 8% PM cost, even if you self manage (after all your time costs too) as there might be a time when you might want to (or be forced to, like sickness or old age, or desire complete passive participation) to be completely hands-off and you'll need a PM.
