I would find a good handyman to address these in batches which will save you money.Tell them cosmetic issues will be differed up to 60 days to slow them down on creating new lists.Tell them their constant repair requests will play in to your decision at lease renewal time and rent increase decision time.

That said, if you’re really okay with putting in the work to find deals with possibly better numbers, I’d recommend getting a good realitor who works with investors and is hungry to make some moves, and sites like Batch Leads to find properties that have maybe been inherited or didn’t sell previously for whatever reason.

It went from application under review, qc review,  to batched in about 2 weeks total. 3 days after being batched, he had his money.

I know a lot of investors will pull lists from Deal Machine or Prop stream and send it to Batch to skip trace since it is cheaper than their internal skip tracing services.

It’s a great way—in my experience—to put together a completely unique batch of leads and you’d be qualifying them at least partly based on how the property looks in person.
