I watch my own score with myFico and then call around to lenders and ask them, "Does your bank have an appetite for an investment or rental loan for someone with a ZZZ score?"

Then it begs the question, is your time, money, and appetite for risk better invested elsewhere?

I believe they are a portfolio lender, which means you might be able to qualify, depending on their risk profile and appetite for non-W2, 1099 workers. 

Deciding on how much to put down should be more a question of appetite for risk than it is maximizing return (although of course return matters!).

However, their underwriting guidelines have changed in the short-term, so unsure about their appetite currently. 

Depending on your risk appetite, you would be introducing some BRRR strategy into the house hacking which would eventually mean you'll have less money out-of-pocket and more equity once you're done.

You will need to package your financials and the deal and shop several local and regional banks as they all have different appetites, rates and terms especially right now.

You may find banks that have an appetite for it, but from what I've seen it usually garners the lowest LTV.
