I am very analytical feel I'd sell better to clients who have measurable objectives vise "a house with a large kitchen, an open concept and a walk-in closet for the dog". 

I'm going to attend college next year (I was admitted into business school and intend to focus on real estate and business analytics) and I want to pare out any unnecessary requirements to keep the cost as low as possible.

If there is no issue, than an agent should not charge you for data...What you have to remember is that you'll be competing with hundreds of agents that focus on this group and have proven systems and predictive analytics to get to these deals first.
