Midterm and long term rentals in that area are doing well, we are midterming a 1 bedroom for $3000 and renting 2 bedrooms long term for $2700-3000.

The footprint of the building is about 1600 sq feet, so I think I may be able to put a couple bedrooms up there, making a third floor.

Maybe look into properties that have 3 or 4 bedrooms with 1.5 baths and the potential to convert the half bath to a full bathroom.
