Best way to value land is using the land residual method, which estimates the selling price of the property as completed, subtracts out your building cost and desired profit and all closing costs, and what you're left with is the maximum amount of money you should pay for the land.

You can start by structuring mortgage assignment deals between buyers and sellers, then when you feel more comfortable, start buying houses and selling them on wraps, thus slowly building up some residual income.Hope to see you soon!

VCT's are awesome...i use them in my lower income rentals...if they get dirty, you can buff them and they look like new...they're industrial strength...the biggest is when you lay them down to have the surface properly ready for the glue...as long as you get a good adhesive going, they're easy to install and last

The reality is it takes a SPECIFIC type of personality to do property management effectively.Sadly a huge majority of managers are not good at what they do and want the residual paycheck.Other than a tiny fee and a big headache they get no benefit of depreciation,cash flow,principal pay down,and appreciation (hopefully) of the property.I can tell you flat out I am an investor and a commercial broker and I am all about closing sales.Never will I do property management.I love the art of the deal closing sales too much.It is really hard to find a property manager worth their weight in gold.If they do a fantastic job what you pay them shouldn't matter.Plenty of cheap but crappy managers out there.Expensive ones too that are crappy as well.If I found someone great I wouldn't mind paying them a premium.

Any property that will cash flow, generate residual income; however, my preference is multifamily (apartments).

Then at the term of the option period a new note is created for 4 payments to pay off the residual value.  4 payment notes are exempted by Dodd Frank (the actual max number of payments escapes me) and 4 payments is under State Banking regs / UCC requirements.
