The ADA standards are pretty clear cut, and apply to all projects over 3 units.

Got this deal from XOME.com ad a duplex and used the online bidding How did you finance this deal?

I am looking for a Pittsburgh contractor to do some work on two commercial buildings.1) Mixed-use building: a) repair/restore three story deck; b) storefront facade work including minor carpentry, painting, replacement a large glass door, sidelights and large half-circle window above; c) Replacing a number of doors and some painting.2) Retail/office building: Two concrete ADA ramps, instalation of ADA compliant bathrooms, kitchenette, and a bunch of other stuff. 

@Ricardo R.I was thinking about going with a loan that would cover the property ad a “vacation home” the property I’m looking at is a single family home that is used as a air b and b.

I'm very familiar with the ADA section because I layout site sidewalk and access, but even with that I don't know the ADA on interior hallway and door req's because I do site work only. 

I didn’t see their FB ad, I stumbled upon their Craigslist ad a while back. 

I would suggest checking with your Planning & Zoning office to find out what modifications you might need to make because of Fire Code, ADA, etc.

I could imagine that being a nice booking feature, especially in an area where you get multiple couples traveling together.Also consider building it for ADA and easy access.

I plan to target the 55+ community so I would like them to be a one level rancher with ADA sized doorways etc.
